We research the neighborhood before you fall for the house.

Scope

What we do, and what we leave to others

We research the neighborhood before the house, note what we find, and coordinate the viewings and the purchase plan. Every finding we hand over carries a date and a source.

You pay us a fixed fee. Sellers do not. There is no success fee and no percentage of the purchase price.

We do

  • Shortlist suburbs and villages against your budget band, commute time and utility needs.
  • Check road access, gas, water, power and sewage on cadastral maps and during site visits.
  • Write a neighborhood score with risk notes beside every property row.
  • Coordinate viewings with owners and agents, and travel there with you.
  • Build a purchase plan covering acquisition costs, taxes, notary and renovation estimate.

We do not

  • Give legal advice or perform notarial acts.
  • Provide valuations, engineering certificates or structural surveys.
  • Represent sellers, or accept commission from them.
  • Guarantee a purchase, a final price or a mortgage approval.
  • File taxes for you or act as your fiscal representative.

Process

From brief to viewer, five steps

Every step closes with a named deliverable you keep, dated and sourced. Nothing in this service is verbal only.

  1. 01

    Sourcing brief

Region, budget band, utilities, timeline and purchase purpose are written down before any search starts.

Deliverable: a one-page brief you approve

  2. 02

    Neighborhood research

Road access, gas and power connection points, schools, shops, terrain and travel time to Kyiv, each entry carrying a date and a source line.

Deliverable: a dossier per shortlisted area

  3. 03

    Dossier comparison

Plots and houses sit side by side: price, plot size, house condition, utilities, road access, neighborhood score, and a risk note on every row.

Deliverable: a comparison matrix with risk printed beside price

  4. 04

    Viewing coordination

We schedule visits, arrange access with owners, plan the route and travel time, and write field notes on the day of each viewing.

Deliverable: a viewing schedule plus dated field notes

  5. 05

    Purchase planning

Price, taxes, notary, renovation estimate and contingency are set out in one table, with the next actions listed in the order they must happen.

Deliverable: a written purchase plan and cost table

You pay us. Sellers do not. The fee is fixed per engagement, with no success fee and no percentage of the price.

Three shortlisted houses, risk printed beside the price

Every column was filled after a site visit and a cadastral check. You pay us; sellers do not. Out of scope: legal advice, notarial acts, valuation.

Covered settlements

Six suburban belts we cover around Kyiv

We work the ring roads rather than the whole country. Every belt below was driven and photographed before it entered the list, and each entry carries the date of its last field check.

Unpaved lane through a suburban settlement belt near Kyiv, with detached houses behind a fence line
Zazymia belt, Brovary district. Photographed 12.02, ahead of the spring road repairs.
  • Vyshneve and Kriukivshchyna

20-30 min from the Kyiv ring road

Field note 09.04: gas runs along the northern streets, sewer along the southern ones. Two plots we measured held 30 cm of meltwater in March.

  • Sofiivska Borshchahivka and Zhuliany

25-35 min from the ring road

Field note 21.03: a sewer trunk is going in along the central lane. Cadastral map checked 21.03, the shared access road measures 4.2 m.

  • Pohreby and Zazymia

35-50 min from the ring road

Field note 12.02: the surface through Pohreby holds up in rain. The Zazymia turn stays unpaved for the last 900 m.

  • Irpin and Bucha

40-60 min from the ring road

Field note 27.01: building is denser than in 2022 and utility queues run longer. Ask for the queue number, not the promise.

  • Hlevakha and Vasylkiv

30-45 min from the ring road

Field note 05.03: the water table sits high on the southern side. Two shortlisted plots carry a drainage condition in the building permit.

  • Hnidyn and Shchaslyve

30-40 min from the ring road

Field note 18.04: the aircraft noise contour covers the eastern half. We lay it over every plot line before a viewing is booked, alongside road condition and service distances.

Our fee is fixed and paid by you. Sellers do not pay us. Name the belt that fits your week and we return a shortlist with current field notes and neighborhood research through the sourcing brief.

Next step

Start with the brief, not the house.

Send the region, the budget band and the timeline. We research the neighborhood first, then coordinate the viewings and put the purchase plan on paper. You pay us a fixed fee. Sellers do not pay us, so nothing on the shortlist is paid placement.

What we do not do

  • Legal advice
  • Notarial acts
  • Property valuation
  • Engineering certification
