Sourcing brief

What happens in your free 60-minute sourcing brief

One call, one written record. No fee for the hour, no obligation afterwards, and no seller-side commission at any point.

We start with the neighborhood, not the house. The hour is spent mapping road access, utilities, services and terrain around the area you are considering, so the properties you view later are already filtered.

Bring these four things

  • 01The region or corridor. A settlement name, a highway direction, or the commute you need to keep.
  • 02Your budget band and how it is funded. Cash, savings plus credit, or a staged purchase plan.
  • 03Must-have utilities and access. Grid electricity, gas connection, borehole or mains water, and whether the road must stay passable in winter.
  • 04Your purchase timeline. Buying this season, within six months, or still comparing areas.

How the hour is used

  1. 0-15 min We walk the region against your brief and name the areas that already fail on access or utilities.
  2. 15-35 min You review two or three shortlisted areas with dated field notes and the risk flags recorded on site.
  3. 35-50 min We agree a viewing order and outline the purchase plan, from offer to notary.
  4. 50-60 min We write down the scope, the fixed fee and the next action.

You receive a dated written summary within two working days of the call. Out of scope: legal advice, notarial acts, valuation reports and engineering certificates.

Sourcing brief

One short form. A written reply within two working days.

Tell us what to look for

You pay us. Sellers do not. Send the basics and we research the neighborhood, the road access and the utilities before we name a single house.

Timeline

Region: Kyiv oblast, west. Budget: $80k to $150k. Timeline: 3 to 6 months.

Out of scope: legal advice, notarial acts, valuation and engineering certificates. We research and coordinate. Your lawyer signs.

What happens next

Three steps between your brief and a viewing list

Send the sourcing brief and you receive a written reply, not a promise of a call back. The timings below are ordinary working days, Kyiv time. You pay us a fixed fee. Sellers do not. Full fee and scope details sit on the fees and scope page.

  1. 01

    Brief confirmation

    Within 1 working day

We restate your region, budget band, utilities requirement and timeline in writing, and say plainly which parts of the search we can evidence and which we cannot. If the brief is a poor fit, we tell you at this stage rather than later.

  2. 02

    Neighborhood research

    3 to 5 working days

We check road access, utilities, terrain and services for the shortlisted areas and write each finding with a date and a source: site visit, cadastral map, hromada reply. Risk notes are printed beside the price, not hidden further down the file.

  3. 03

    Viewings and purchase plan

From day 6, arranged with you

You get a shortlist of houses with plot size, utilities status and travel time, plus a viewing schedule that fits your visits to Ukraine. After the viewings we hand over a purchase plan covering acquisition costs, taxes, notary steps and renovation estimates.
