01 / Engagement

Three stages, in this order.

We do not sell property and we hold no listings. We work for one buyer at a time, in a fixed sequence, so every recommendation can be traced back to a site visit, a document or a dated source.

  1. Sourcing brief

Two calls and one written document. We record the region, budget band, plot size, the utilities you require, acceptable travel time to work, and the purpose of the purchase. You correct the brief before any search starts.

Deliverable: written sourcing brief, dated, with the assumptions listed.

  2. Neighborhood research

Before a single house is shown, we study the surroundings: road access and surface, electricity, gas and water connections, distance to schools, clinics and shops, cadastral boundaries, and flood or slope exposure. Each shortlisted settlement gets a field note with its date and source.

Deliverable: neighborhood dossier per shortlisted area, risk notes included.

  3. Document pre-check

We read the papers you will be asked to sign against: ownership extract, cadastral map, land category and designated use, encumbrances, utility contracts and outstanding arrears. Anything missing or inconsistent is flagged before you commit.

Deliverable: pre-check summary with open questions for the seller.

You pay us. Sellers do not. One fixed fee, no success fee, no percentage of the purchase price. We do not provide legal advice, notarial acts, valuation or engineering certificates. Read the full fee and scope list.

Method

Five stages from sourcing brief to purchase plan

Each stage is a separate fixed fee that you pay us. Sellers do not pay us, and we take no percentage of the purchase price.

  1. Sourcing brief

We write down the region, your budget band, the utilities you need, and your purchase timeline, and you approve the brief before any search begins.

    Deliverable
Signed brief and property scoring criteria
    Timeline
    2 to 3 days
  2. Neighborhood research

Candidate villages are checked against cadastral maps, hromada service lists, and dated field notes on road access, gas, water, and travel time to Kyiv.

    Deliverable
Neighborhood dossier, one page per area
    Timeline
    7 to 10 days
  3. Shortlist and comparison

Three to six properties, each row carrying price, plot size, utility status, road access, a neighborhood score, and at least one risk note.

    Deliverable
Comparison matrix with a source on every claim
    Timeline
    2 to 3 weeks
  4. Viewing coordination

We book the visits around your schedule, attend them with you, and file a written note after each one so nothing is remembered by mood alone.

    Deliverable
Dated field notes and a viewing summary
    Timeline
    2 to 4 weeks
  5. Purchase plan

Acquisition costs, taxes, notary fees, a renovation estimate, and a contingency line, followed by the next actions and who handles each one.

    Deliverable
    Cost table and action list
    Timeline
    5 to 7 days

We do not give legal advice, perform notarial acts, value property, issue engineering certificates, or arrange mortgages. See the fixed-fee schedule and the full scope list.

Fees and scope

A fixed fee you can read before you sign anything

You pay us. Sellers do not. There is no success fee, no percentage of the purchase price, and no payment from any seller, developer or agent. Every band below is fixed before work starts.

  1. 01

    Brief and neighborhood research

A written brief, the region shortlist, and the check of road access, utilities and services against cadastral and hromada sources. Every field note carries a date and a source.

    ₴18 000
  2. 02

    Property screening and dossier

Up to twelve properties screened by plot, utilities, access, travel time and risk notes, delivered as one comparison dossier with photographs.

    ₴26 000
  3. 03

    Viewing coordination and purchase plan

Up to four viewing days coordinated with owners and agents, plus a cost table covering acquisition, taxes, notary, renovation estimate and contingency.

    ₴34 000

Fees are charged per engagement, not per property, and are invoiced in two parts: half at the brief, half at the dossier handover. If the research finds nothing worth viewing, the second part is not charged.

Costs you pay directly

These are third-party costs. We never collect them, never mark them up, and always show the amount and the provider before anything is ordered.

  • Notary fees and state registration of the purchase
  • Cadastral extracts and copies of technical documentation
  • Independent valuation or engineering inspection, when you commission one
  • Travel, accommodation and viewing day costs for you and your party
  • Any seller-side agent commission stated in the listing

Out of scope

We research, coordinate and document. We do not do the following, and no band above includes them.

  • Legal advice or drafting of the purchase contract
  • Notarial acts, signatures or property registration
  • Valuation reports or engineering certification
  • Mortgage, credit or instalment brokerage
  • Construction supervision, renovation or contractor management
  • Tax filing or representation before state authorities

05 / Next step

Start with a brief, not a listing.

Tell us the region, the budget band and the timeline you are working to. You get a written sourcing plan first, then a dossier for each shortlisted property with road access, utilities, neighborhood findings and dated risk notes.

You pay us. Sellers do not. Fixed fee, no success fee, no percentage of the purchase price.
